The idea is to have a better performing building in terms of energy and water consumption, material and resources usage, with better indoor environment and which produces minimal waste before and post occupancy.

The project being built on a previously developed site, is not only avoiding disturbing a new land but it is also designed and constructed in a manner that it ll be preserving and reusing the resources, a light weight and insulated structure saving electricity by using natural light and blocking the heat, water efficient and it ll be harvesting 100% of rain water. To operate and maintain the water and electrical systems as per the design intent, energy meters, water meters and central control valves/switches will be installed. The design features also incorporates indoor finishes, natural light and ventilation in order to have a better indoor environment which will result into good health and improved productivity of the occupants.

The building is following all the local governing norms, NBC 2005 and Energy Conservation Building Code to achieve the idea of having an eco-friendly and efficient building. MEGATRADE is a green building project registered under IGBC Core and Shell rating system, opting for silver rating. Highlighting the green features:

passive solar Passive Solar Design: well shaded building with chajjas and pergolas reducing heat gains. Optimized opening are provided to have natural light with minimum heat gains. Aerated Building Blocks and insulated roof are installed to reduce the building heat gains.



Rain Water HarvestingRain Water Harvesting: 100% of rain water will be diverted to recharge the aquifer post filtration from the total catchment area.
Water Efficient Fixtures: the common toilets will have water efficient fixtures which will save upto 30% of potable water.

lighting systemLighting System: the project will use CFLs and LEDs to reduce the power consumption and also the designed LPDs will be 20% efficient than that required by the codes.

operation manageOperation Management System: the potable water consumption will be monitored through the water meters. All the power consumption for the common facilities will be monitored separately and the facilities will have central on/off control in order to avoid any wastage of resources.

Indoor Environment QualityIndoor Environment Quality: the indoor environment will have balanced natural and artificial light, outside views, reduced indoor temperature and Low VOC elements which will result in better air quality.
